Know when the property was last checked
Tell us how long the house has been empty and when someone last visited. Distinguish recent observations from older information. If a room, system or part of the property has not been checked, identify that gap instead of assuming nothing has changed.
Describe the practical setup
Explain whether utilities are on, whether any work is in progress and who can coordinate entry. Do not include alarm codes or key locations in a general inquiry. Permission and access details should be agreed privately before anyone visits.
Keep ownership responsibilities separate from the sale
While considering options, ask your insurer, manager or other appropriate professional about the house’s current circumstances. A purchase discussion is not a completed sale. Keep track of commitments already in place and questions that need an answer before closing.
Review an as-is purchase on its actual terms
The price is only one part of a proposed sale. Compare the inspection period, expected closing requirements, allocation of costs and any belongings to remain. Confirm what happens if a review uncovers something that was not previously known.
